The Probate Valuer

About Us

About

Since my first auction at age 15,  I have been fascinated and enthralled by the items I've handled and especially the people I've met. I've been a Fine & Decorative Arts valuer for over 30 years, providing valuations for Probate (IHT) and Open Market Assessment. After completing my degree in 1996, I completed my professional qualifications in 1999 under the Incorporated Society of Valuers & Auctioneers (now incorporated into RICS).

I'm here to offer help wherever I can, providing a sensitive and empathic approach when probate is required or when the time comes for the dispersal of treasured possessions. In order to deliver a service second to none, I make myself available to the client every step of the way.

Dealing with the loss of a loved one is never easy. At a time of great personal upset, I understand that it's an emotional time, and the thought of a complete stranger assessing the possessions of a loved one can be difficult to accept. The well-being of the client is my priority, so prior to the valuation I aim to get to know a little about them and also learn a little about the deceased, which can make the whole process so much more comfortable for them.

Our Services

Services

I am a qualified and experienced R.I.C.S accredited valuer, with over 30 years experience, offering a prompt and professional service, recognising the needs of executors, solicitors and legal advisors.

My valuations provide a detailed inventory accepted by HMRC and are in accordance with Section 160 of the Inheritance Tax Act 1984.

You should receive the digital valuation within 48 hours of my visiting the property. A physical typed and bound valuation is also available upon request.

My team and I can safely remove items for sale and transport them to auction, if necessary.

A complete house clearance service, whereby items unsuitable for auction are donated to appropriate charities or ethically disposed of. The property is left clean and tidy, ready to be placed on the open market. Our operatives work on the basis of 'the least into landfill the better'.

A competitive and clear fee.

Our Fees

Fees

At a time when help and guidance are needed, I supply professional guidance and expertise, charging a straightforward single fee. I don't charge per number of bedrooms, years of experience have taught me that should there be any items of significant value, they're unlikely to be on display in the children's bedrooms, so why pay more?

My fee of £400 per valuation includes VAT and all travel within London and the Home Counties, whether you have a two or six bedroom property.

If the property lies further afield, travel charges are at cost, just call for a quote.

If a property requires items taken to an auction or a full house clearance undertaken, a quote is obtained and forwarded to you prior to any work undertaken.
